Guidelines for Pet Owners in Our Rental Properties
We understand that pets are important members of many families. Our pet policy is designed to ensure a comfortable living environment for all residents while maintaining the quality of our properties.
Important Notice
Before submitting a pet application, please carefully review our pet policy. Failure to comply with our pet policy may result in additional fees or termination of your lease agreement.
Breed Restrictions
Breed restrictions are set forth by the county in which the property is located. The lessee is responsible for researching restrictions of specific breeds with the county and ensuring compliance with all provisions required by county municipal code.
Please note that certain insurance policies and homeowners’ associations may have additional restrictions on breeds that we must adhere to.
Photo Verification
Lessee must supply a photo of the pet with the paperwork for visual verification of pet size, color, breed, etc. This photo will be kept on file for the duration of your tenancy.
The photo should clearly show your pet in full profile to allow for proper identification and breed verification.
Pet Application Process
- Complete the pet application form (available from your property manager)
- Provide clear, recent photographs of your pet
- Supply veterinary records showing current vaccinations
- Pay the required pet deposit and/or pet fee
- Sign the pet addendum to your lease agreement
Additional Pet Requirements
- All pets must be properly licensed according to local regulations
- Cats and dogs must be spayed or neutered
- All pets must wear identification tags
- Tenants must clean up after pets on the property
- Pets must not cause disturbances to neighbors
- Damage caused by pets is the responsibility of the tenant
Pet Deposit Information
A refundable pet deposit of $300 per pet is required upon approval. This deposit will be returned at the end of your lease term, provided no pet-related damage has occurred.
An additional non-refundable pet fee of $25 per month per pet will be added to your monthly rent.
